About Dorado Oaks
Dorado Oaks is comprised of approximately 142.3 acres and is planned as a residential community with 156 single family residences and 225 multi-family units. The project is contiguous to existing residential development to the east and west of the project. This long-planned development will offer desirable and sought after housing opportunities.
The project is being planned with a focus on water conservation and energy efficiency. 20% of the project or nearly 30- acres has been designated for open space and trails. Multi-use trails will connect residents with vast open space and will feature breathtaking views of the Sierra Nevada Mountains.
The Dorado Oaks Subdivision consists of the following entitlement requests:
1. A Rezone of an 8.94-acre portion of the 142.3-acre project site from Residential, Multi-Unit (RM) to Residential, Multi-Unit - Planned Development (RM-PD);
2. A Phased Tentative Subdivision Map, consisting of 14 Large Lots, to subdivide the 142-acre property into 156 single-family lots ranging in size from 6,000 square feet to approximately 24,000 square feet; 225 multi-family lots ranging in size from approximately 2,800 square feet to 8,800 square feet; and 20 open space/landscape lots; and
3. A Planned Development Permit to establish an official Development Plan for Dorado Oaks Subdivision that includes modification to specific development standards in the RM zone district for 91 of the proposed multi-family lots on an 8.94-acre portion of the project site.

2008 - Application filed/ community outreach conducted
2009 - Draft Tentative Map updated/ community outreach conducted
2010 - Project put on hold while the County updated traffic models and the Missouri Flat Circulation & Financing Plan (MC&FP)
2013 - El Dorado County housing element updated
2015 - El Dorado County targeted General Plan update completed
2018 - Project application is revised and reviewed to determine General Plan consistency including zoning and land use consistency/ community outreach conducted
July 29 - September 12, 2019 - Notice of Preparation/ community outreach conducted

(Anticipated) Spring/Summer 2020 - Planning Commission/Board of Supervisor hearings
